Comprehensive Property Management Solutions

Our Dover Resource Center offers professional property management throughout Delaware. We have 3 Property Management Solutions: Rental Property Marketing, Rent Collection Program, & Rental Management Program.

Rental Property Marketing

The Property Marketing fee is the equivalent of one month's rent and includes:

  • Market property on DoverExit.com

  • Install a Yard Sign

  • List property on TReND, the regional multiple listing service for Delaware

  • Schedule property showings & Inform owner of inquiries and showing activity

  • Offer co-broke compensation to showing agents from other real estate companies

  • Individual Website for the Property that includes: 24 Hour Info Hotline, Mobile Website, and Text Features

Rent Collection Program

The management fee is a flat rate plus the Property Marketing fee which is equivalent to one month’s rent. In addition to the services listed above we will:

  • Process rental application (including credit check, landlord reference and employment verification) and present to owner for approval/rejection

  • Prepare lease and other documents as required, plus lease renewal

  • Manage lease signing, providing keys, collecting first month's rent, collecting security deposit

  • Collect monthly rent, Monitor payments; mail 5 Day Late Rent Notice if applicable

  • Provide monthly financial statements in addition financial information and documentation to owner for tax purposes 

  • The leasing fee is charged each time a new tenant is acquired for the property. Day-to-day management of the property, tenant concerns and collection of remaining rents are the owner's responsibility.

Rental Management Program

The management fee is a flat rate plus the Property Marketing fee which is equivalent to one month’s rent. In addition to the services listed above we will:

  • Respond to tenant phone calls

  • Provide 24-hour emergency maintenance service

  • Manage maintenance on owner’s behalf

  • Owner is responsible for all court fees plus an additional fee for representation in court
